Responsibilities as a tenant: A quick guide

When you rent a property, there are certain responsibilities you will need to take care of to ensure your tenancy runs smoothly and in accordance with the terms and conditions of your tenancy agreement. Here’s a quick guide of what you can expect:

Maintenance:

– To maintain the garden (weed removal and mowing of the grass).
– To keep the property clean.
– To remove pests such as wasps and fleas.
– To keep all access to the property clear and clean.

Security:

– To inform the managing agent or landlord of any lost keys promptly.
– To pay the actual cost of replacing any lost keys.
– To inform the managing agent or landlord of any security device faults.

Utilities:

– To take care of the maintenance of all drains and gutters.

Legislation

– You have a legal responsibility to ensure that the water systems operate free from risks related to Legionella bacteria.
– Ensure that smoke alarms and carbon monoxide detectors are in working order.

Emergency:

– In case of loss of keys/misplaced keys, our emergency helpline can provide assistance at a cost of £30 (inc VAT).
– The tenant accepts responsibility as any costs for gaining entry to the property.
– Ensure emergency repairs are reported to us immediately.
