Presenting your property

First impressions are everything, ensure your property is superbly presented to increase your property’s appeal so we recommend that you consider a few minor DIY jobs that may be needed such as ripped wallpaper or broken door handles so that your property looks presentable to the potential tenants.

LWS Estates can put you in touch with one of our approved and trusted contractors to touch up on any areas that might need a splash of paint if you are too busy to do this yourself. In addition to this we advise all landlords to have a professional clean of their property prior to commencement of the new rental agreement again this is a service that we can also help with.

Preparing your property for tenancy

Before checking your tenants into your property you must obtain a professional and thorough inventory. This will document the conditions and contents of the property and will include dated photographs as evidence should a dispute arise.

We will carry out a professional inventory on your behalf. If you have not opted for our fully managed service then you are responsible for ensuring all meters have been read and that you have informed utility companies, TV and internet suppliers, council tax and TV licencing department for each tenancy change over.
