We aim to be proactive in marketing and advertising your property. This includes showcasing your property on all major property portals, including our own website. Additionally, we network with local companies and relocation agents to keep them updated on available properties.
We use the criteria provided by you to search for suitable tenants using our in-house registration lists and by advertising. We carry out reference and background checks on potential tenants, including Right to Rent checks to ensure they can legally rent in the UK.
A consultation with you will be carried out to prepare the necessary tenancy agreements. For most tenancies, the agreement will be an Assured Shorthold Tenancy Agreement.
We will assess your property and advise on the level of rent and deposit that would be reasonable to charge. Factors such as size, features, fixtures, and condition of the property all play a role in this decision. Before your first tenant moves in, we will arrange for a professional clean of your property (if necessary) at your expense.
With your agreement, we will place advertising boards and let by boards outside the property. It will be your responsibility to provide a full set of keys for each tenant and a full set for I-Letts if the full management service has been requested.
